Reservation Policies

The Homestead in Virginia: Hotel Reservations

Arrange your stay at The Homestead, the most historic Virginia hotel. Booking online ensures you up-to-the-minute rates and availability for all of our rooms and suites. • Deposit Information: A deposit of the first night’s room rate, daily resort charge, and tax will be taken at the time your reservation is made. This deposit is fully refundable outside of 7 days prior to your arrival. Deposits for Thanksgiving, Christmas and New Year's are fully refundable outside of 30 days prior to arrival.
• Overnight Parking: Self parking is free and there is a $15 nightly fee for valet services.
• Nightly Room Rate: Your nightly rate excludes all taxes, fees and daily resort charge.
• Daily Resort Charge: A 15% Daily Resort Charge will be added to your nightly rate which covers, high-speed wireless internet access in guest rooms and resort public areas, morning coffee in the Jefferson Parlor, USA Today paper Mon.-Fri., afternoon tea, nightly movies, continuous property shuttles to all resort recreational activities, access to the fitness center, tennis courts, and gratuities for housekeeping staff.
• Service Charges: A 20% service charge is added to any Spa charges incurred for Spa attendants. Additional tipping is at your discretion.
• Taxes and Governmental Fees: The room rate and daily resort charge are subject to governmentally imposed fees and taxes.
• Dining and Recreation Reservations: Advanced reservations and appointments are required for all evening dining and recreation to ensure preferred times. Please observe a 24 hour cancellation policy. Cancellation fees apply.
• *Cancellation Policy: Cancellations within 7 days will be charged one night's room/package rate, tax and 15% daily resort charge. Failure to show on the first night of stay will cause cancellation of all activities and dining reservations for the entire stay. Please note the cancellation policy for holidays at the bottom.
• Early Check-In Policy: Check-in begins at 4:00 p.m. If you arrive prior to 4:00 p.m., you may check your luggage with the Bell Desk and enjoy our resort amenities until your room becomes available.
• Early Departure Policy: Your deposit will be forfeited should you check out prior to your scheduled departure date. If booked with a minimum night requirement or as a holiday package, you will be charged the full length of your reservation.
• Airport Transportation: Transportation Service to and from the Roanoke Regional Airport, surrounding airports and Amtrak can be arranged by calling The Homestead Activities Department at 800-838-1766, option 3. Advanced reservations required. If you need transportation inside of three days of your arrival or departure, please call The Homestead Transportation Department directly at 540-839-7711.
• Rollaway Beds: Rental is $10 (plus tax) per night.

*Cancellation Policy for Holidays: The Thanksgiving, Christmas and New Year's Holidays observe a 30-day cancellation policy. Cancellations within 30 days will be charged one night's rate, tax and 15% daily resort charge. Failure to show on the first night of stay will cause cancellation of all activities and dining reservations for the entire stay.
